A Scottish Government fund to help self-builders. Individuals can apply for up to £175,000, which if successful, can be drawn down in agreed stage payments. The fund is designed to help applicants reach the completion stage of their build projects, at which point they should be able to access a mortgage from the likes of a high street lender or other. The loan is then repaid by this mortgage, and the applicant goes on to pay off their mortgage as they would should they have bought a house on the open market.

  • A Scottish Government Fund

  • Borrow up to £175,000

  • Build your home and repay the loan with a mortgage on completion

  • Fees and interest apply

If you own your plot, and your build costs are £175,000 or less - this fund may be able to help you!

"Self and custom build offers an important means of increasing housing supply while allowing customers input into the design of their new home. We understand the lending difficulties experienced by households looking to build, and that's why we are piloting this £4 million self-build loan fund, which we will monitor and review following the pilot's two year lifespan.

"We are committed to helping home buyers into affordable home ownership, and are determined to accelerate housing supply across all tenures, including self-build, to support families across Scotland get on the housing ladder."

Margaret Burgess, Former Minister for Housing & Welfare
